Valuations

There are various types of property valuation and as far as residential property is concerned, Market Valuations are usually based on the comparative method.

A purchaser may require a Market Valuation of a property, if they're uncertain of its worth. A Market Valuation may also be required for probate, tax calculation purposes, or equity release.

A valuation may also be required for insurance purposes. Insurance Valuations are based on the full re-instatement cost of a building and the cost of completely re-building a property, including grounds and outbuildings, but excluding the cost of the land.

It has become readily apparent in recent years, that Market Values of residential property can alter significantly as time passes: they can go down as well as up! The same applies to re-building costs, although these have not varied to the same degree as house prices in recent years.

When seeking valuation advice, it is essential to obtain this from an independent Chartered Surveyor who is fully trained and experienced in the local property market .
