Schedules of Condition
A Schedule of Condition is a detailed written record of the condition of a property, usually accompanied by photographs.
It is often required at the commencement of a lease, so that, when the lease expires, the property is returned to the landlord in the same condition.
There are other circumstances where a Schedule of Condition is also required. For example, where building work is being carried out close to an existing building, it is often prudent to record the condition of the building before work commences, in order to avoid any future dispute over damage to the building, that may or may not have been caused by the work.
The preparation of such a schedule requires skill and tenacity and should only be carried out by a qualified person, who is experienced in such matters.
